During the preconstruction phase of projects, we utilize Systems Estimating.
Systems Estimating refers to a 12 category estimate, rather than the traditional 16 division or 49 category master format arrangement. As your Preconstruction Services Contractor, we will produce multiple iterations of the Class D, Class C, and Class B estimates. These estimates are composed in the 12 category “systems” format for easier consideration of value engineering ideas. The systems format allows all of the components of the exterior wall façade, for instance, to be in a single category instead of spread over multiple cost categories. The facilitates clear application of credits and debts of design alternates. All of the cost items are included in the systems format estimate; they are simply grouped in the twelve building system categories.
Class B estimates are composed both as a Systems estimate and in a 16 division format. The Class B estimate is then converted to a tender tracking tool to track subcontract or trade contract award amounts as compared to the budget. This tender tracking tool eventually becomes the Class A estimate.
Our mission is for the Class A estimate to be equal to or less than the Class C estimate.
